A.  Site stats:  On June 26, we had 600 visits which included 300 referrals by readers and by browser searches from anywhere to others who visited specific articles. Many of these referrals were looking at posts (archives) from the recent and more distant times.   That day we had people from 11 foreign countries including Cameroon, India, Austria, and Sweden.

B. The HOA had a meeting today which was attended by about 60 people in person or by Zoom..  They plan to continue the Zooms for Grovers who are traveling and wish to tune in.; especially in winter.

The program was to offer some knowledge about the real estate market in town.  Two OG realtors were present, but unfortunately they offered an infomercial promoting their specific offices. They were from ReMax and Jack Green, and they were not authorized to advertise.

As a practicing doctor, I often lectured lay groups, but I never tried to sell them on our organization. That would be unprofessional.  The HOA was embarrassed and they offered a disclaimer at the end, saying that the HOA supports all realtors in town.

A few points from the talk, which we watched on ZOOM:

a. With high demand for houses  (rent and sale,) prices and  appraisals  (house and land)  are going up, and higher taxes may result. Some buyers are paying significantly more than asking price and there have been bidding wars.

b. Sellers and renters must pay careful attention to Township requirements including mercantile permits and CO’s.  Neptune is considered to be the strictest town of all the shore municipalities in terms of enforcing their rules.

c. Realtors take care of rentals and make sure all details are considered;  but the Airbnb market, which is quite active here  and which can rent a place for one night, may not be so meticulous in following the rules.

d. Many out of staters have been buying lately, if they can find a property;  but sale properties are hard to find, especially with summer arriving. Some buyers have been buying houses as investments;  rental fees are quite high.

e. If your house needs work, get an inspection and try to fix problems before your house goes on sale.  And don’t forget permits for any work which you plan.

f. If you are a buyer or a seller, get a local attorney who is familiar with the Neptune rules.

Other tid bits  (bits of tid) include the North End developers which have been lately tied up with the HPC.

And the HOA plans to start a “Parking Task Force II”

C.  Bridgefest is winding down this evening  (6/26)  after their June 25 beginning.  Parking today is jammed up, as it was last weekend, and July has yet to arrive.
