An interesting fact about the North End land ownership…

According to the website NJ Parcels, there are 2 lots at the North End that were sold to OGNED in 2019 for just under $ 5.4 million
The total acrage is listed as just under 3 acres.

BLOGFINGER.NET:   This is an interesting situation, because we posted a piece in Blogfinger on June 8, 2022 that reported that the CMA sold “redevelopment rights” to OGNED for $9 million.

It was our understanding then that these rights are independent of land ownership and have to do with money to be made by developing the North End according to the  “North End Redevelopment Plan of 2008.”  (NERP).   So, does the CMA still own the land at the North End or not?

And, if the North End land is independently owned by OGNED, then will the new owners of condos, etc own the land.?  Or will the CMA continue to profit from ground rents?

Now we have more information generated by this latest attempt of the Township to grease the skids for the OGNED crowd who are anxious to get going.

The  Asbury Park Press yesterday quoted a Grover who insisted, at the 11/13 Town meeting,  that the CMA would benefit from the North End development, but if they don’t own the land or the development rights, then how would they make any money?

And how many condos will be sold at bargain rates to those who helped OGNED get rolling?

    I became reacquainted with OG and AP in 2011. As a person with a career in urban planning, I was shocked at how the AP “rights” from long ago were still in play. When Sandy happened, and a whole new environmental status was created, the North End, as well as the AP “rights” were alarming to me. What was “blighted” way back when, is now “flood zone.” The North End should be single family or small multi family units, to match the scale of the community, and big things that require underground parking, with attendant flood risks should be forbidden.

    The 2021 Neptune Township Tax Assessment Map shows the North End and areas east of Ocean Avenue to all be a part of a tax-exempt block 101.

    The CMA always says that they own all the land in OG. But is that a lie? Has OGNED been paying taxes on that North End property?

    Isn’t it time to release the names of all OGNED investors?

    Is the IRS aware of this?
