In the summer of 2012 the owner of the Park View Hotel, Marshall Koplitz, planned to begin significant renovations of the hotel which, at one time, was an excellent resort. Both the Township lawyer and the Director of Code and Construction seemed confident that work could begin in 3 months. Of course, that did not happen.
Now there is a for sale sign out front. If there are any investors out there who want to own an OG hotel with a view of the Founders’ Park, now’s your chance. If you are thinking of condo’s, that’s not going to happen, unless you burn the place down and then get some kind of relief from the zoning people. Maybe you can get approval for a shelter. Perhaps some Asbury zombies might need a place to hang out.

I did a public records search on the Monmouth County online database (located here: http://oprs.co.monmouth.nj.us/oprs/clerk/ClerkHome.aspx?op=basic&img=1 – Park View is at block 29, lot 1908 in Neptune Twp).
Last record for the Park View was a tax lien sale cancellation by the Township. The most recent before that was in October 2014 – a final deed judgement taking the deed from 23 Seaview Holdings (Koplitz) and Marie Holdings and granting it to Connieann Acquisitions.
Both Marie Holdings and Connieann Acquisitions are listed at the same address (a private residence) in Farmingdale, NY. Appears that both Marie Hldgs and Connieann Acq. are owned by Tom Gubitosi – who was previously mentioned here on Blogfinger as a lender to whom Koplitz defaulted. Connieann is listed as the current owner, so it appears Gubitosi – to whom Koplitz owed a bunch of money – is now the owner of the Park View.

Maybe if enough people sent one in or called/emailed the township, they would at least make a token effort. Code Enforcement, Township Committee, state fire inspectors…… I have been emailing all of the township committee over and over, no response!

Grumpy: That was sarcasm. And we have written about the problems with the Park View many times in the past—way more than any other local news source. If you want to complain about how the Park View is “a serious matter,” I suggest you call the members of the Township Committee and the HOA.

Paul, you state don’t do investigative reporting and I get that. But this a serious matter for the folks on Seaview and suggesting it become another welfare hotel or zombie housing is not funny and does not help the problem. It should be torn down, and new single family homes should be built in its place.
23 Seaview Avenue, Ocean Grove is described as a 32 bedroom, 34 full bath single family.
The asking price is $1,599,000.
Impotent courts and liberal judges + a town code enforcement arm that is almost non-existent + Township elected officials who do not care + CMA/HOA that is not persistent or concerned = Parkview
This formula is invariant. Read the comments from 2012 and see that no one believed that anyone would do anything about this blight and they were all correct in their predictions. I predict that two years from now Blogfinger will be able to run this same story.

A mind-blowing side issue: Camp Meeting Association carried Koplitz’ three- hotel ad including the Park View (under renovation) in its annual event book. One would have thought with neighbor disgust and Koplitz delinquent tax and penalties record, CMA would have done some editing.
