6/13/22: Backround: Regarding the OGHOA’s longstanding support of the North End Plan, in 2017 there was a glimmer of hope that they might take a principled position on it, but we were wrong.

UPDATE: June 14, 2022: From the OGHOA President: “…in light of the recent HPC denial of the OGNED North End Redevelopment plans, we will be discussing in June the need for the OGHOA to adopt an official position on the North End which would require membership approval. An active membership enables your voice to truly count.”
This hilarious statement, a plea for money, from the Home Groaners is no laughing matter, because they have had since 2007 (15 years) the opportunity to establish “an official position” regarding the North End Redevelopment Plan but they never did so.
They have never shown any disposition to take action on behalf of we-the-people of OG regarding this matter.
They should have opposed this development from the day it was announced in 2007, surrounded by all sorts of possibly illegal and suspicious influence-based components.
From the start, the Groaners supported the plans of Neptune Township to grant sweetheart zoning for the North End in the form of a designation requested by the CMA and the developers: “a Zone in Need of Redevelopment.”
Fast forward to recent times, the Groaners never wavered. They even took credit for changing the plan, but “their new plan” as presented by Committeeman Randy Bishop was never approved.
To change an approved (lawful) plan requires going back to square one and repeating all the hearings, documents, votes, etc made necessary by Land Use Law. The Groaners foolishly stuck their neck out and supported the plan without knowing what they were doing.
I am from the Herb Herbst school of HOA activism. He led a group of heroes who fought to bring OG back from the brink, and they succeeded to save the town. But the latest version of the OGHOA have been impotent and without vision.
They have been seriously lacking regarding the single most important event in this town’s history.
The Persian poet Rumi wrote: “When you do things from your soul, you feel a river moving in you, a joy.”
Chaudhri then added: “Sadly, rivers dry out, and when they do, you look for a new one.” *
And now, with this startling announcement made by the HPC, they say that they are ready to form an “official position on the North End.” Is it possible that they would have the chutzpah to announce with a straight face such an unbelievable decision?
We don’t know the implications of the secretive HPC’s action, and surely the HOA is clueless, and yet they want to have an “official position” which all of their uninformed members will vote on.

**Someday some attorney will find this Blogfinger North End record, the only one in existence, very useful to look into the HOA’s roll in all of this, and including all the other players who led us to where we are now.

Neptune and O.G are so corrupt, they need to be investigated by the state. How they are allowed to put hotel, condos,13 houses is unheard of on 3 acres….so sad..
There are no lot book entries for what comprises the North End. These were presumably not subject to 99-year leases.
As I have mentioned before, contract law prohibits the OGCMA or Neptune from treating any 99 year leased lot any differently from another, therefore, the OGHOA must demand that before any future hearings at either the Board of Adjustment or Planning Board for any lot in OG, that the zoning must be brought into compliance with law and all of OG must be rezoned single family, including the North End and that Neptune establish a legal lot size requiring parking as State law demands.
If the OGHOA fails to require any of these things then it will be in fact participating in helping Neptune violate our rights, promoting discrimination and encouraging the violating of law.
