Section 8 of the Housing Act of 1937 (42 U.S.C. § 1437f), often called Section 8, as repeatedly amended, authorizes the payment of rental housing assistance to private landlords on behalf of approximately 4.8 million low-income households, as of 2008, in the United States.

Are there regulations around bringing in Section 8 renters to the Grove? My understanding is that a multi-family property containing approx. 4 apartments had hired an OG realtor to find renters for the units.
Apparently the realtor introduced Section 8 tenants with the ultimate goal of converting the rental properties into section 8 housing so that he will collect annual commissions going forward as long as the tenants remain in the building.
My sister also indicated the property owner was against this and had to pay a fee to exit the listing agreement.
If anyone has a view or knowledge it would be helpful to rental property owners to be aware of this and write a clause into the leasing agreement to prevent it.
I don’t think the point is to be against section 8 housing. It’s about an unscrupulous real estate brokerage family team that deployed this maneuver to saddle the home owner with section 8 tenants mostly unbeknownst the them to lock in a permanent payment stream from the annual rental fee. The owner didn’t catch this at first.
While some section 8 tenants can be problematic there are many who are not . I think it is unfair to be blindly against section 8 tenants . There for the sake of Gxd go I . Not everyone can afford to pay high OG rents . Thus should they be excluded from living here ? Have a heart .
When we lived on Heck Avenue, a section 8 family lived in the house behind us on Embury. As neighbors they were problematic, but the single mother there at least had a roof over her head.
When the owner wanted that family to leave so that he could remodel the building, he had a heck avenue of a time finessing that maneuver. He didn’t seem to have any rights, and she had veto power over the situation.
As I recall, he had to pay her a sum of money to leave.
The short answer is that section 8 housing is permitted, and affordable housing is required.
We have section 8 housing in Ocean Grove, but no approved affordable housing.
Every town is required to provide low income housing.
