Just wondering: “Who is actually in charge of our town?” A query from Whitfield Watcher…

Whitfield Watcher says,  “I’m wondering if the scale of these  new homes are really what the law permits. The Whitfield was not nearly this dense. This new Monopoly block of luxury housing dwarfs everything around it. “

Editor’s note:  We have reported on the size of this property which will contain 4 houses on 4 undersized lots. We questioned the permission that was granted for this “subdivision.”  And  what about the height of those houses?  They are obviously out of scale for the neighborhood.  Why aren’t the neighbors complaining?

    There is no way that these 4 houses will be bigger than the combined structure that they replaced. You can clearly see space between the structures where there was none with the Whitfield.

    These also look like 2 or 2 1/2 story buildings, the whitfield was 4 full floors

    I tend to disagree, Jack. The reality is, the majority of “new” homes and renovations dwarf their neighbors. The variety of structure shapes and sizes is part of what made this town interesting.

    Whitfield Watcher: The houses are not too large; the lots are too small. This gives the illusion that the houses are larger than they are. The problem is the density.

    “Density means the permitted number of dwelling units per gross area of land to be developed.” (40:55 D-4)

    A use variance is required for “an increase in the in the permitted density.” (40:55D-70 d.(5).

    The Neptune Twp. land use administrator permitted 4 houses to be squeezed in, increasing the density of that property by 33 1/3%, also increasing the value of the property without the benefit of a use variance or a subdivision.

    Wow! Great pictures showing these ridiculous structures. They are huge! They would have been fine, if there were only 2. God forbid one of these catches fire. They are so close together.

    These 4 homes will significantly increase the number of cars in that already auto-dense neighborhood. That area is near the North End and the ocean. The neighbors may be happy that the Whitfield is gone, but this site should not have been approved for 4 large houses on small lots.

    No worries—it will all be built nicely, new residents will make the Grove their home and you’ll still be without a parking facility at the North end. Good Grief Charlie Brown, not another season!
