“Last night’s Neptune Township Planning Board meeting was to determine if the North End Redevelopment Plan was consistent with the Master Plan which was submitted in 2011.
“There were no public comments allowed. But does our Master Plan encourage redevelopment of the North End? This was the only question allowed. The Township Planner says, “Yes. This amendment to the redevelopment plan is consistent with the Master Plan which calls for the redevelopment of this area.”
“The Board voted unanimously that the amended plan was consistent with the Master Plan. Next step, it goes back to the Township Committee and there will be a public hearing on the ordinance on April 8th. This will be the time for the public to comment on the ordinance voted on by a 3-2 margin at the 2/26 township meeting.”
Blogfinger: Is the above all the Groaners have to say about what happened last night? By some sort of ugly Neptune sleight of hand, the Planning Board said that the latest NERP is consistent with the Master Plan. But they did not allow an “into the weeds” analysis. Why not ? Here is why from our recent article on this topic–they don’t want the “weeds” to be revealed publicly.
This is what the Master Plan says about new construction in the historic district: “…..encouraging new construction that is compatible in scale and design to the physical character of the surrounding neighborhood.”
This current plan is NOT consistent with the Master Plan other than saying that the North End should be developed. Of course it should, but the plan is inconsistent with the views of the HPC and the details of the Master Plan. And it violates the wishes of “We The People.” Is there a guillotine in town?
And what do the Home Groaners have to say now that they have massaged the law books and come out with nothing but gobbledygook and the news?

AND: This is what the HPC said in their report of 11/13/19:
“The proposed plan does not demonstrate an in depth understanding of or regard for, Ocean Grove’s character and the need to preserve the town’s ‘sense of place,’ established in its plan.”

It is a total lie that the area in need of re-development confirms to Neptune’s master plan. Neptune has deliberately created illegal zoning for Ocean Grove to create the illegal over- development on the North End in direct violation of law.
