This meeting of the OGHOA will include a presentation by their legal and North End committees regarding the Nov. 13 Township meeting where “a final approval of the controversial North End Plan was tabled ”

Note that this will be a long and mixed up “meeting” because in addition to discussing North End issues they will also have a business meeting and a formal presentation about homeowners insurance.
Will there be time for the audience to speak out about the North End? That ought to be a top priority–better than that dopey survey.
And, to be precise in a morass of confusing redevelopment language, let’s not confuse the settlement of a lawsuit revolving around the HPC’s courageous implacable resistance to presenting OGNED with a “get out of jail ” card vis a vis the quest for an HPC Certificate of Appropriateness, and the separate issue which is the attempt by an alliance of Township and OGNED to pass an amended Redevelopment Agreement which the redevelopment laws (land use laws) require, although there are some who believe that only the 2008 Redevelopment Agreement is legally sound and that any rewriting of the plan would have to start the Redevelopment process all over again.
The HOA should recognize that the confused mess of documents and plans is impossible to thoroughly untangle and that Neptune Township, which is technically in charge, should drop a bomb on the whole thing, hire some real and impartial lawyers, and start over from scratch. They owe that to the people of Ocean Grove. They owe nothing to OGNED, unless there are some obligations that remain hidden.

The way that the people of Ocean Grove have accepted the abuses Neptune and OGNED have doled out for 15 years is a bit like an addiction without consideration of a way out in a democracy where we have options.
