We are reposting this after only one month, because tonight (Jan 23, 2017) a parking plan will be presented at the Neptune Committee meeting.
Any plan that doesn’t recommend enforcing RSIS standards and the banning of construction projects without parking is a fraud. Don’t waste your time with small potatoes. Take the high road and demand single family residential zoning throughout the Grove.
And while you are at it, fire the Home Groaners and their lackey Parking Committee.

Dan: No one is preventing people from pursing the carless life. OG is a walking town, and that is one reason why New Yorkers are attracted to the Grove—it has an urban feel. I know some people in town who have no car.
Condos are not acceptable unless they can provide on-site parking, as required by State Land-use Law (RSIS). Given the size of OG lots, most condo projects should be rejected.
The argument against more condos goes beyond cars. Condos are not historic or historical in appearance, they usually clash with the look of their surroundings, they promote congestion, and they negatively impact lifestyles in their neighborhoods.
Finally, the Master Plan (September 2011) for the “historic district of Ocean Grove” emphasizes the town’s historic preservation and it prefers single family housing. This is a quote from the Ocean Grove portion of the Master Plan’s Historic Preservation Element:
“The decline of the hotels and rooming houses that previously provided summer lodging gave rise to conversion to multi-family residential uses or provided additional rooming and boarding uses for the indigent. These changes had deleterious effects on Ocean Grove.
“Ordinance changes prohibiting similar conversions to multi-family use have limited additional deterioration and facilitated a renaissance of investment for single family housing, bed and breakfasts and historic hotels. These types of uses, in conjunction with and as shaped by the unique lay-out and civic design of Ocean Grove are more appropriate to the scale and character of the district and provide an appropriate type of growth and evolution that preserves the character and fabric of Ocean Grove.
“Through these efforts the Township has demonstrated a strong commitment to the protection of all properties designated as having architectural and historic significance.”

Life in Ocean Grove can be pleasant even without a car, since so many amenities are within walking distance, so why prevent people from pursuing such a life? Take Uber if you want to go to a distant grocery store.
