These new condos are under construction in Asbury Park where Asbury Avenue meets Kingsley and Cookman. They are one block back from Wesley Lake and the Ocean. The scale and design are quite attractive. Note that there is parking at the ground level.

Joe. Good planning in OG means the North End won’t become a ghost village in the winters, where we have only the option of Porta, Stella Marina or Langosta when wanting a break from winter chores.
When developers tell the CMA that they need private residences, not public spaces and businesses in that space, we need to include them in that dust pan of yours.
Not only is the garage a nice idea, more importantly, it also serves to raise the elevation of the first floor living area above the FEMA minimum flood requirements.
No offense Wisher, but many a winters day in OG offers little more than a guy with a broom and a dustpan sweeping the gutters. This place isn’t the life of the party by any means.
I like the new condos in AP, and the ground level parking is an excellent idea
Asbury has been smart in its planning. Unlike the failed suburbs-by-the-sea planning of Spring Lake, Deal, Long Branch and others, Asbury has planned for residential set-backs of a few blocks so public spaces and businesss can be by the sea, not just part-time rich families
Ruining the year-round health and vitailty of what should be resorts, Spring Lake, for example went from being “The Irish Riviara” to a dead place where the only life is a landscaper’s leaf-blower.
That’s where condo’s belong NOT O.G. When a condo is purchased there you receive one parking spot on the premises, and for $100.00 each, you can purchase up to 4 parking spaces for the year on the street.
Future condo building in Ocean Grove should provide ground floor parking. In fact, adequate parking on the ground floor should be mandated (2 spaces per condo are reasonable).
Sorry but I don’t see anything stylish or attractive? I see low budget construction and high prices.
I wish I had the money for one of these. The 3rd floor on these could be a great game room with the view of the ocean.
Attractive ? No way. Bland & cookie cutter me thinks.
I believe both phases are completely sold out. They do look nice, and the individual garages are a good selling point. Vive still wouldn’t be the cup of tea to many. Across the street from the Empress/Paradise (which has loud music outdoors during the summer weekends) and a short distance from the Stone Pony (whose summer concerts can be heard quite well, even in the Southernmost parts Ocean Grove). Vive also resides at quite a busy intersection. Makes me wonder exactly who Vive buyers are comprised of? Big partiers who stay up all night anway? The hearing impaired that won’t be bothered by all the neighborhood noise? Or the newbie clueless who don’t have any idea what they have gotten themselves into?
Please don’t get me wrong, I’m glad the development has done so well, despite my personal detractions to it. Its a good sign for AP Real Estate. Who knows, maybe someone start tackling the Esperanza once again! We can only hope.
