Neptune Township wants it both ways: extract large tax increases via the re-evaluation to subsidize the rest of Neptune AND densely develop the North End so they can extract even more taxes to subsidize the rest of Neptune Township. Do they ever feel guilty about being such takers? Too bad OG ever got mixed up with this unfortunate and poorly run town.
Does anyone know what the overall increase in taxes was for Neptune township homeowners? We need this to really understand how badly we are being ripped off.
Ours went up slightly more than 15% — not a typo — over 2014 AND the assessment of our property on the tax bill is nearly $100k less than an appraisal we recently had done to refi our mortgage, so it could have been even worse (I guess…we’re lucky?). I’m trying to avoid getting all “taxation without representation”…because if I go down that road, I’ll never return (especially if it’s in the winter when the roads in OG aren’t plowed, ba-dum-chhh), but I will say I’m beyond disheartened. We planned to live here well into our retirement years, and now I can’t imagine how we’ll afford to when we’re not working F/T.
My taxes went up $828, about 16% for my little 568 square foot beach cottage. I called the tax assessor’s office and he was extremely informative and told me that all counties in NJ must re-assess all property in the next 5 years. He explained that 20% of each county will be re-assessed now in 5 year cycles. In November we will be getting a postcard with final information and an option to challenge the new assessment with the county. I will be doing this.
My taxes went up almost $1,200.00 – more than 11% increase. Nothing has been done to our home in terms of improvements in the past 3 years. It is highway robbery. I do not understand the rationale.
A neighbor on a parallel block said their taxes went down; another faced only a $300.00 increase although our values are similar. I would like to understand the logic.
I work as a nurse at Jersey Shore and though I purchased a home I could afford anticipating reasonable tax increases of less than 5%, I may soon be forced to sell.
Mine increased over 800 since 2014 and have tripled since 2007 ….while all the neighboring Towns are at least 30 to 40% less … Tax and spend has to stop.. or property values will start dropping ….again…
I recall that the tax guy who came from Neptune Twp and spoke at the OGHOA said that the reevaluation would not raise the net tax bill for the town. Me and my neighbors (well two of them anyway) had our bills go up 5-8%. Considering the above poll results, as well as the fact that commercial real estate has appreciated significantly over the past 5 years in NJ (and thus I assume in OG and Neptune Twp), that means that the non-OG housing stock must have gone down significantly in value. Does that make sense? How can taxes go up 200% in 10 years? This makes no sense to me.

23% Increase. I guess all the reevaluation benefits went outside of OG.
